Sudhir Ruparelia, Uganda's most prolific property developer, is pushing ahead with One-10 Apartments, a 15-story luxury residential tower in Kampala's Kololo neighborhood that marks another ambitious bet on the city's high-end housing market.

The development is being built through Meera Investments Limited, the real estate arm of the Ruparelia Group, and will deliver 156 premium apartments along Prince Charles Drive once completed. Units will span one-bedroom to four-bedroom configurations, designed with expansive layouts and finishes suited to high-end urban living.

A tower built for premium living

A standout feature of the building is a rooftop swimming pool with panoramic city views, flanked by a poolside bar and cafe that will serve as a social anchor for residents. The tower will also include two basement levels for parking, standby power generators and underground water storage systems to keep utilities running reliably.

Interior appointments include imported Italian tiles and contemporary fittings, as the development targets the segment of Kampala's residential market where buyers and tenants are prepared to pay a premium for quality.

Expanding a proven build-to-sell strategy

One-10 Apartments is part of Meera Investments' build-to-sell housing strategy, which the company launched in 2018 to respond to rising demand for modern homes in the capital. Previous projects under that strategy include Tagore Living and Bukoto Living, both of which have been absorbed by the market.

Buyers can secure units with a 20 percent deposit. Rental returns from apartments in Kololo are estimated by industry observers to range between eight and 16 percent annually, driven by strong demand from Kampala's growing expatriate and corporate population.

Sheena Ruparelia, managing director of the Ruparelia Group, said the development was designed to blend the neighborhood's established prestige with modern architecture and carefully considered community spaces.

Kololo's enduring appeal

Kololo sits among Kampala's most coveted addresses, lined with diplomatic residences and green surroundings and positioned close to the city's principal business and social centers. Its residential property market has remained resilient even as development elsewhere in the capital accelerates.

The One-10 tower joins a growing portfolio that includes Kingdom Kampala and Pearl Business Park, two of Kampala's most high-profile mixed-use developments. Through Meera Investments and the wider group, Ruparelia has continued to consolidate his position as the city's dominant private-sector real estate force, with hundreds of commercial and residential properties already anchoring key precincts across the capital.
